Buying a home can be a big step. Set out below are just a few of the aspects we review when carrying out a property inspection and should be considered when making the important decision about whether to go ahead and purchase a home:

  1. Are there eaves around all sides of the building?
  2. Check walls and ceilings for mould and moisture
  3. Check flooring for damp spots
  4. Is there a musty smell in all or parts of the interior of the home? This can indicate dampness / leaks
  5. Understand which rooms get the sun and at what times of the day. Bedrooms and living areas that are not on the sunny aspects can be damp and cold.
  6. Compare the level of any decks to the level of internal flooring. Decks that are of the same height as the internal floor can give rise to leaks if there is insufficient drainage between the two. heck the levels
  7. How old is the home? Older homes may need new wiring/plumbing and/or remedial work carried out
  8. View the condition of the foundations
  9. View all (exterior) aspects of the roof to ensure in good condition
  10. Is the type of cladding appealing to most buyers? Some buyers are not willing to purchase homes with certain claddings
  11. Obtain a Land Information Memorandum (LIM) report
